The Infrastructure Acquisition Group
The Infrastructure Acquisition Group secures the land, power, and data center capacity that enables the Nebius AI Cloud. We identify where Nebius should grow next, structure the commercial agreements that make that growth possible, and partner across engineering, energy, finance, legal, and development to bring new AI infrastructure online.
We're a small, founding team building this function from the ground up across the Americas, leading the acquisition of colocation, build-to-suit, powered land, and other strategic infrastructure opportunities as one of the world's fastest-growing AI cloud platforms scales.
Examples of Problems We're Solving
Determine whether a site can actually support the AI infrastructure we're planning to build. Lead multidisciplinary technical due diligence across geotechnical, environmental, civil, utility, and entitlement workstreams to determine whether a project is technically feasible before Nebius commits capital.
Build a repeatable technical due diligence program. Help establish the standards, consultant network, playbooks, and review processes that ensure every infrastructure opportunity is evaluated consistently across the Americas.
Identify technical risk before it becomes commercial risk. Work with Site Selection, Project Development, Engineering, and external consultants to identify development constraints early enough to influence negotiations, investment decisions, and project schedules.
About the Role
As a Technical Due Diligence Manager, you'll evaluate the technical feasibility of AI infrastructure opportunities across the Americas before Nebius commits capital. Working within the Infrastructure Acquisition Group, you'll lead multidisciplinary engineering due diligence across powered land and build-to-suit developments, partnering with Site Selection, Engineering, Energy, Legal, and Project Development to identify technical risk, assess development feasibility, and support investment decisions.
This is a build-phase role on a build-phase team. Many of the standards, playbooks, consultant relationships, and technical review processes you'll use are still being written—in some cases, you'll help write them. We're looking for someone who can independently lead complex technical due diligence programs while helping build the systems that make every future evaluation faster, more consistent, and more scalable.
What You'll Own
• Lead multidisciplinary technical due diligence for powered land, build-to-suit, and other strategic infrastructure opportunities.
• Define the scope of engineering, environmental, geotechnical, surveying, utility, and entitlement studies required to evaluate prospective sites.
• Procure, manage, and coordinate external engineering and technical consultants from scope development through final recommendation.
• Interpret technical findings and provide development recommendations supporting acquisition decisions.
• Prepare technical due diligence summaries and present risks, constraints, and recommendations to executive leadership.
Technical Risk Assessment
• Evaluate geotechnical conditions, environmental constraints, utility capacity, network connectivity and fiber access, entitlement requirements, constructability, and development schedules.
• Identify technical risks that may impact project cost, schedule, or feasibility.
• Recommend mitigation strategies and additional investigations where appropriate.
• Quantify technical risks and communicate commercial impacts to Site Selection and Project Development.
Studies & Consultant Management
• Define the scope of engineering, environmental, geotechnical, surveying, utility, and entitlement studies required to evaluate prospective sites.
• Procure, manage, and coordinate external engineering and technical consultants from scope development through final recommendation.
• Interpret engineering studies and translate technical findings into clear development recommendations.
• Maintain technical documentation and due diligence records that support investment decisions.
Program Standards & Process
• Apply Nebius' technical due diligence standards consistently across all projects.
• Help develop and improve due diligence templates, consultant scopes, checklists, and review processes.
• Capture lessons learned to strengthen future technical evaluations.
• Build and maintain a trusted network of engineering and technical consultants.
Cross-Functional Collaboration
• Partner with Site Selection to evaluate new infrastructure opportunities and support acquisition recommendations.
• Work with Project Development to transition technically viable projects into development.
• Coordinate with Engineering, Energy, Network, Legal, Finance, and Delivery throughout the acquisition lifecycle.
• Build trusted relationships with engineering firms, land-use attorneys, environmental consultants, and technical partners.

• Deliver timely technical recommendations that support investment decisions.
• Identify development risks early enough to influence commercial negotiations and project strategy.
• Establish consistent technical due diligence standards across the Americas.
• Build a trusted network of engineering and technical consultants.
• Help build the standards and processes the Infrastructure Acquisition Group runs on as it scales.
What You'll Bring
• You're comfortable operating in ambiguity and building processes where none exist. You know how to independently lead complex technical due diligence efforts while helping define how future evaluations should be performed.
• 5–10 years of experience leading technical due diligence, site development, civil engineering, land development, infrastructure design, or large-scale industrial projects.
• Experience managing multidisciplinary engineering and environmental consultants.
• Strong understanding of geotechnical investigations, environmental assessments, zoning, entitlements, utility coordination, permitting, and infrastructure development.
• Ability to interpret engineering studies and translate technical findings into business recommendations.
• Excellent communication and executive presentation skills.
• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, or a related discipline, or equivalent experience.
Preferred Qualifications
• Experience supporting hyperscale data center, AI infrastructure, or mission-critical developments.
• Professional Engineer (PE), PMP, or similar technical certification.
• Experience with large-scale infrastructure acquisition or development programs.
• Knowledge of utility infrastructure, transmission, and power markets.

Pay Transparency
We offer competitive compensation and benefits packages. Actual compensation will be determined based on job-related factors, including experience, skills, qualifications, the level at which the candidate is hired, and geographic location, consistent with applicable law.
Base Compensation Range
$150,000-$183,000 USD
